  • 0:00 - 0:16
    [music]
  • 0:16 - 0:17
    There are many options
  • 0:17 - 0:19
    for reducing the environmental footprint
  • 0:19 - 0:21
    of an organization.
  • 0:21 - 0:22
But not all of them fit
  • 0:22 - 0:25
a reputable, luxury hotel like The Umstead.
  • 0:25 - 0:26
    Before implementation,
  • 0:26 - 0:29
we ran all of them through three criteria.
  • 0:29 - 0:31
    First, it needs to have
  • 0:31 - 0:33
a positive impact on the environment.
  • 0:33 - 0:35
Second, it needs to do that
  • 0:35 - 0:38
    without compromising the guest experience.
  • 0:38 - 0:42
In fact, it needs to add to the positive impressions
  • 0:42 - 0:44
guests already feel about the hotel.
  • 0:44 - 0:47
And finally, it needs to make financial sense.
  • 0:47 - 0:51
Of all the ideas, two rose to the top.
  • 0:52 - 0:55
Our first idea is to implement LED lights.
  • 0:55 - 0:57
    Environmental benefits, such as
  • 0:57 - 0:59
    reduced energy usage,
  • 0:59 - 1:02
the lack of toxic elements in the bulbs themselves,
  • 1:02 - 1:04
    and a longer service life,
  • 1:04 - 1:07
make this a viable and easy option for us.
  • 1:07 - 1:10
    In addition, with this implementation,
  • 1:10 - 1:12
The Umstead can reduce its carbon emissions
  • 1:12 - 1:15
by over two million pounds per year.
  • 1:15 - 1:18
But what does this really mean?
  • 1:18 - 1:19
Well, this would be the equivalent
  • 1:19 - 1:24
of removing 190 cars from the road.
  • 1:24 - 1:27
Now let's talk about the guest experience.
  • 1:27 - 1:28
    Paying attention to details
  • 1:28 - 1:30
    that matter to the guests
  • 1:30 - 1:32
    has greatly contributed to
  • 1:32 - 1:34
    the reputation of The Umstead.
  • 1:34 - 1:35
    With the increase in
  • 1:35 - 1:37
    environmentally conscious travelers,
  • 1:37 - 1:39
    our use of LED lights
  • 1:39 - 1:42
is a detail that will appeal to these guests.
  • 1:42 - 1:46
But does it make financial sense?
  • 1:48 - 1:52
It is a fact that LED lights are more expensive.
  • 1:52 - 1:55
However, two factors make them more afforable
  • 1:55 - 1:56
    in the long run.
  • 1:56 - 1:59
The first is the low energy usage.
  • 1:59 - 2:02
Installing LED lights can save a hotel
  • 2:02 - 2:06
more than 75% in lighting costs every year.
  • 2:06 - 2:09
Second, is the longer useful life.
  • 2:09 - 2:11
    A typical LED bulb
  • 2:11 - 2:12
    lasts 12 times longer
  • 2:12 - 2:14
    than ordinary lights.
  • 2:14 - 2:16
So how does this make it more afforable?
  • 2:16 - 2:20
LED lights can pay for themselves within two yeas.
  • 2:20 - 2:21
    After these two years,
  • 2:21 - 2:25
a single LED bulb saves the hotel $30 per year
  • 2:25 - 2:28
    for a total of $300,000.
  • 2:30 - 2:34
Our second idea is to install a rooftop garden.
  • 2:34 - 2:37
What exactly is a rooftop garden?
  • 2:37 - 2:39
    Well, imagine walking through
  • 2:39 - 2:40
    a beautifully manicured garden
  • 2:40 - 2:43
    overlooking an equally beautiful landscape.
  • 2:43 - 2:46
That is exactly what we want to add
  • 2:46 - 2:47
    to The Umstead.
  • 2:47 - 2:49
Not only is a rooftop garden
  • 2:49 - 2:50
    consistent with the hotel's
  • 2:50 - 2:52
    modern design
  • 2:52 - 2:53
and love for art and nature,
  • 2:53 - 2:57
but it also has many environmental benefits.
  • 2:57 - 2:59
    First, a rooftop garden
  • 2:59 - 3:01
    helps to reduce water runoff.
  • 3:01 - 3:03
    Storm-water runoff is increasingly
  • 3:03 - 3:04
    becoming a problem,
  • 3:04 - 3:07
    especially here in cities.
  • 3:07 - 3:08
    Due to urbanization,
  • 3:08 - 3:10
    there is an abundant amount
  • 3:10 - 3:12
    of impervious material, like concrete,
  • 3:12 - 3:15
    that cannot absorb rainwater.
  • 3:15 - 3:17
    The runoff can cause
  • 3:17 - 3:19
    extreme erosion in some areas.
  • 3:19 - 3:22
    Rooftop gardens can absorb rainwater
  • 3:22 - 3:24
    and reduce our storm-water runoff
  • 3:24 - 3:27
    by up to 90%.
  • 3:27 - 3:29
    Secondly, a rooftop garden
  • 3:29 - 3:31
    can help reduce air pollution.
  • 3:31 - 3:33
As we all know, air pollution is becoming
  • 3:33 - 3:36
a major health concern for many individuals.
  • 3:36 - 3:38
We are breathing in different pollutants
  • 3:38 - 3:39
    from cars, planes,
  • 3:39 - 3:42
    and industrial buildings everyday.
  • 3:42 - 3:44
The plants used in our rooftop garden
  • 3:44 - 3:45
    act as a filter,
  • 3:45 - 3:47
    absorbing 2,000 pounds
  • 3:47 - 3:50
    of air pollutants annually.
  • 3:50 - 3:52
    Thirdly, a rooftop garden
  • 3:52 - 3:54
    will reduce the size
  • 3:54 - 3:55
    of the carbon footprint
  • 3:55 - 3:57
    here at The Umstead.
  • 3:57 - 3:58
    Many people are concerned
  • 3:58 - 3:59
    with their individual impact
  • 3:59 - 4:01
    on our fragile environment.
  • 4:01 - 4:03
At The Umstead, we are no different.
  • 4:03 - 4:06
That is why it is important to point out
  • 4:06 - 4:08
that the plants used on our roof
  • 4:08 - 4:10
    will reduce our carbon footprint
  • 4:10 - 4:14
by almost 4,000 pounds a year.
  • 4:14 - 4:16
    Lastly, our rooftop garden
  • 4:16 - 4:18
    will reduce noise pollution.
  • 4:18 - 4:19
    Because our hotel
  • 4:19 - 4:21
    is conveniently located
  • 4:21 - 4:23
next to a major airport and highway,
  • 4:23 - 4:25
it is important for us to give our guests
  • 4:25 - 4:28
the most relaxing and quiet experience possible.
  • 4:28 - 4:31
It has been found that a rooftop garden
  • 4:31 - 4:33
    can actually reduce sound
  • 4:33 - 4:37
    by 40 to 50 decibels.
  • 4:37 - 4:39
It is easy to see that a rooftop garden
  • 4:39 - 4:41
would benefit the environment as a whole.
  • 4:41 - 4:44
But it would also add to our guests' experiences,
  • 4:44 - 4:47
which, of course, is another one
  • 4:47 - 4:49
    of our main priorities.
  • 4:49 - 4:50
This idea for a rooftop garden
  • 4:50 - 4:52
would certainly add to the ambiance
  • 4:52 - 4:54
    of our luxury hotel.
  • 4:54 - 4:56
    The garden would create
  • 4:56 - 4:58
an unique experience allowing our guests
  • 4:58 - 4:59
    to view the great outdoors
  • 4:59 - 5:02
    from a bird's eye view.
  • 5:02 - 5:03
    Now, of course this idea
  • 5:03 - 5:05
seems to be getting better and better.
  • 5:05 - 5:06
But what do the numbers look like
  • 5:06 - 5:09
for a project of this size?
  • 5:10 - 5:11
    A rooftop garden has
  • 5:11 - 5:13
    a number of economic benefits.
  • 5:13 - 5:16
First of all, it extends the life of the roof.
  • 5:16 - 5:18
The plants act as a protective layer
  • 5:18 - 5:20
that shields the roof from damaging radiation
  • 5:20 - 5:21
    and protects it from
  • 5:21 - 5:23
    extreme temperature fluctuations.
  • 5:23 - 5:26
This more than doubles the service life of the roof.
  • 5:26 - 5:27
    So in other words,
  • 5:27 - 5:30
although it may cost twice as much to install
  • 5:30 - 5:33
a rooftop garden will last twice as long,
  • 5:33 - 5:35
    resulting in replacement savings.
  • 5:35 - 5:38
Secondly, a rooftop garden reduces the
  • 5:38 - 5:41
heating and cooling needs of a hotel.
  • 5:41 - 5:42
    During the summer months,
  • 5:42 - 5:43
    the rooftop garden can reduce
  • 5:43 - 5:47
the surface temperature of the roof by 50%.
  • 5:47 - 5:48
    And during the winter months,
  • 5:48 - 5:50
the soil acts as a layer of insulation
  • 5:50 - 5:53
    that keeps the building warm.
  • 5:53 - 5:55
Together, we estimate a rooftop garden
  • 5:55 - 5:59
can save the hotel more than 30% in energy costs.
  • 5:59 - 6:02
Finally, a rooftop garden can be used
  • 6:02 - 6:05
to grow organic herbs and vegetables onsite.
  • 6:05 - 6:06
    This can save the hotel
  • 6:06 - 6:10
    more than $5,000 per year.
  • 6:10 - 6:12
    Due to these economic benefits,
  • 6:12 - 6:14
the total cost of owning a rooftop garden
  • 6:14 - 6:16
can be the same, or even less than,
  • 6:16 - 6:18
    a traditional roof.
  • 6:19 - 6:21
    As you can see,
  • 6:21 - 6:23
the implementation of the LED lights
  • 6:23 - 6:24
    and rooftop garden
  • 6:24 - 6:27
reduces the environmental footprint of the hotel,
  • 6:27 - 6:30
adds to the positive guest experience,
  • 6:30 - 6:32
    and makes financial sense.
  • 6:32 - 6:34
    This proves that both ideas
  • 6:34 - 6:36
are a perfect fit for the hotel,
  • 6:36 - 6:40
and we look forward to their implementation.
  • 6:40 -
