    So the very first step in this building

    your own house process is figuring out

    what I like to refer to as the

    "initial idea" , and if you're watching

    this video then you probably already have

    this initial idea up here in your head,

    and that is likely one of the three

    options that I'm about to list. Either

    you are thinking that you want to build a
  • Not Synced
    house to rent, or you're thinking that you
  • Not Synced
    want to build a house to sell. Or lastly,
  • Not Synced
    and probably most popular, you're thinking
  • Not Synced
    that you want to build a house to occupy
  • Not Synced
    and live in for your primary residence.

    Building a house to rent could be building
  • Not Synced
    a single-family property to keep as a
  • Not Synced
    rental property long-term real-estate
  • Not Synced
    investment. Or secondly, you might be
  • Not Synced
    thinking of building a duplex or a triplex
  • Not Synced
    or a fourplex or maybe even a small-scale
  • Not Synced
    apartment complex or maybe even a
  • Not Synced
    big-scale apartment complex to keep as a
  • Not Synced
    long-term real-estate investment property,

    and lastly building a house to occupy and
  • Not Synced
    live in for your primary care residence

    is obvious, you know maybe you're thinking

    you want to build a slightly larger house
  • Not Synced
    than what you live in right now with a
  • Not Synced
    pool, that way you can live there for,

    you know, five to fifteen years and have

    your family grow into that house. Or maybe

    you're like "hey I have all the money in

    the world, I have an unlimited budget, and

    I'm ready to retire and build my custom

    dream-home on two hundred acres, and

    wherever that may be. So those are likely

    the three options for your initial idea,
  • Not Synced
    and that is the very first set to the
  • Not Synced
    'building your own house' process, just
  • Not Synced
    determining what that initial idea is,
  • Not Synced
    are you going to build a house to rent,
  • Not Synced
    to sell, or to live in as your primary
  • Not Synced
    residence. The second step in the
  • Not Synced
    'building your own house' process is
  • Not Synced
    determining your preliminary budget for
  • Not Synced
    the project, and this kind of depends on
  • Not Synced
    what financing option you decide to go
  • Not Synced
    with on your home-build, and for the most
  • Not Synced
    part, there are two main financing
  • Not Synced
    options. The first one being cash, and
  • Not Synced
    your own personal resources, and then
  • Not Synced
    the second one would be a construction
  • Not Synced
    loan of some sort. Cash, in your own
  • Not Synced
    personal resources, could be considered
  • Not Synced
    a number of things. One,
  • Not Synced
    and most importantly being, cash that you
  • Not Synced
    have in the bank whether that be
  • Not Synced
    in a checking account, or a savings
  • Not Synced
    account. The second option may be a
  • Not Synced
    credit card of some sort that you think
  • Not Synced
    you can utilize on the home-build. Third
  • Not Synced
    option might be just like liquidating some
  • Not Synced
    stocks or something that you're invested
  • Not Synced
    into elsewhere, maybe you have a really
  • Not Synced
    good friend or family member who is
  • Not Synced
    willing to give you money to go out
  • Not Synced
    and build your house, not that I know a
  • Not Synced
    friend that would give me money to go
  • Not Synced
    build my own house, but hey, uh, cash and
  • Not Synced
    your own personal resources is essentially
  • Not Synced
    whatever you have directly available to
  • Not Synced
    you without getting a construction loan,
  • Not Synced
    right. So, I actually built my first two
  • Not Synced
    houses using cash, and credit cards. So,
  • Not Synced
    I've never gotten a construction loan,
  • Not Synced
    but I will, as of right now, I'm getting
  • Not Synced
    one for my next home-build. Determining
  • Not Synced
    your budget, if you're building with cash,
  • Not Synced
    and your own personal resources, is
  • Not Synced
    simply a matter of calculating how much
  • Not Synced
    you have, and then calculating how much
  • Not Synced
    you are willing to take from that and
  • Not Synced
    invest in your home build, whether that be
  • Not Synced
    you are building to rent, to sell, or
  • Not Synced
    keep as your primary residence. Right, so
  • Not Synced
    that is how you determine your preliminary
  • Not Synced
    budget if you're going to finance the home
  • Not Synced
    build with cash. Now, secondly, if you're
  • Not Synced
    considering to build a house to rent, or
  • Not Synced
    to sell, and you're interested in getting
  • Not Synced
    a construction loan, then you can probably
  • Not Synced
    pretty easily obtain a commercial loan
  • Not Synced
    to build that house to rent or sell. You
  • Not Synced
    will notice that building a house to rent
  • Not Synced
    or sell, both have in common that you are
  • Not Synced
    building that project to make money, and
  • Not Synced
    then attempt to make money, and that is
  • Not Synced
    why commercial loans exist. So, if you go
  • Not Synced
    in and meet with a commercial lender, they
  • Not Synced
    give you commercial loans not based on
  • Not Synced
    your income situation, instead they
  • Not Synced
    evaluate the project itself, and they
  • Not Synced
    evaluate the deal, and if you're building
  • Not Synced
    a fourplex, they evaluate all the numbers,
  • Not Synced
    they crunch the numbers on the deal, and
  • Not Synced
    they say "okay this looks like a good
  • Not Synced
    investment, we will give you a commercial
  • Not Synced
    loan, you know, to fund your deal", right
  • Not Synced
    so if you are looking to build a house to
  • Not Synced
    rent or to sell you are probably pretty
  • Not Synced
    easily
